What information do you need to complete the report?
The primary information required is the
property address.
If available, supporting documentation such as a
contract of sale, survey, sewer diagram, planning certificate or existing plans
can assist with improving the accuracy of the review.
Does the report confirm whether a development will be approved?
No. The report provides a
technical interpretation of planning context and site constraints
based on available information.
Final development feasibility remains subject to
detailed design, consultant input and authority approval.
When will I receive the report?
Reports are typically delivered within 48 hours of receiving payment and the required property information.
What if I have questions after receiving the report?
The service includes the option for a short clarification call (up to 20 minutes) if you would like to discuss any of the observations outlined in the report.

Reports are prepared by Issa Darwich, Licensed Builder and Building Designer, with over a decade of residential construction experience, combining planning context with practical construction considerations.
